HISTORY In 1824 Robert Hunt, set up a millwrighting and wheelwrighting shop and smithy that soon gained a local reputation for making general agricultural equipment and thereafter country-wide recognition.

The business continued to grow to become a major employer, and by 1900 employed approximately half of the male working population of the village.

By 1970 the site covered 10 acres, unfortunately the business subsequently declined and the works were closed in 1988.

The sympathetic conversion and adaption of the workshops offers the opportunity to own a piece of industrial heritage in the heart of the popular village of Earls Colne.

PROPERTY On entering the property, the quality of the restoration and wealth of history is immediately apparent with the impressive vaulted ceiling that runs the length of the building and the numerous exposed beams.

The property opens to a large open plan living / dining area (including a storage cupboard), this in turn leads through to the well-appointed kitchen featuring SMEG range cooker and extractor hood, integrated dishwasher and space for both a large American style fridge freezer and separate wine chiller.

The kitchen is completed with a good array of cupboards and drawers for storage set within an attractive worksurface that wraps round to form a breakfast bar.

The utility room provides additional storage space and contains both an integrated washing machine and tumble dryer, and at the side, the plant room housing both the water softener, boiler and under floor heating controls.

Additional reception rooms include the family friendly Cinema Room and Games Room to the rear of the property that benefits from the sunlight that floods into this area via the full height glazed rear aspect. The cloakroom completes the ground floor and is comprised of a toilet and handbasin.

Two sets of staircases, one to the front of the property, (leading to the galleried landing) and one to the rear, provide access to the second floor. All three bedrooms are spacious doubles.

The master bedroom and the third bedroom both benefit from mezzanine floor dressing areas. The four-piece en-suite shower room to the master bedroom is comprised of a shower cubicle, handbasin, toilet, bidet and heated towel rail.

The five-piece family bathroom completes the internal accommodation as is comprised of a double ended bath with shower mixer hose, separate shower cubicle, handbasin, toilet and bidet.

OUTSIDE To the front of the property there is parking in front of Number 5 for two vehicles as well as two additional allocated parking spaces opposite the property. The enclosed rear courtyard garden benefits from gated access.

SITUATION Hunts Yard is located in the heart of Earls Colne, which is a popular village set within the North Essex / South Suffolk countryside.

The village benefits from numerous shops, eateries, popular public houses, doctor's surgery and the local primary was rated 'Good' at the latest Ofsted report.
