PLANS to build dozens of new homes on land in Mistley have moved a step closer years after they were first mooted. 

Rose Builders is building 72 homes on land north of Stourview Close.

The proposals were initially refused by Tendring Council which raised concerns about the impact on the village's infrastructure and affordable housing. 

But the developer won an appeal in September 2021 which means the works can go ahead. 

Rose Builders has now submitted a reserved matters application which sets out the appearance and layout of the homes and access. 

The homes have been described as "traditional" and will be mostly two storey and a mixture of detached, semi detached and flats.

There will also be two hectares of open space on the site. 

A letter to planners from Will Vote, from Rose Builders, said: "The housing design uses the same high level of quality as at our nearby Lawford Green development, which has proven very popular.

"My engineer has formed a close part of the design team to ensure that the site drainage, levels and roads comply with best practice for SUDS and highway design parameters.

"Similarly, my ecologist, arboriculturalist and landscape architect have advised on various measures to ensure that wildlife on the site is protected and that the good number of existing trees are supplemented by new planting to make an attractive street scene. Suitable play space is also provided."

The site already had permission for 70 homes on site with these plans added an additional two homes and some small changes. 

The report added: "The arrangement of one of the cul-de-sacs has also changed to give a much better river view for each of the houses in that part of the site.

"The third general change has been a further uplift in the general design quality of the proposed houses, with more architectural detailing."
